Hat M Ranch is a True West Texas Ranch with a Mixed Variety of uses, Big Views, Deep Canyon Draws, Flat Hay Pastures, & wet weather creeks that flow into ponds that don't go dry. Probably a 70% elevated area & 30% Flatland. Cattle have been Gently Run on this place never exceeding stocking recommendations. There is a Nice Hunter Bunkhouse w/ equipment storage. There are plenty of places to create a one of a kind lodge w/ Big Views & Sunsets to Watch for hours. The owners have seeded some improved grass areas. The fences are in good shape, maybe less than a half a mile may need to be reworked.
